The price per square meter of housing in Vahdat increases by almost 28% – Somon.tj

According to Somon.tj analytics, suburbs and regional cities are starting to grow faster than the capital, and the volume of offers in Dushanbe has reached record levels.

In April 2026, the real estate market in Tajikistan exhibited two strong signals: a record rise in suburban prices and the largest volume of listings in Dushanbe over the past year.

Press release issued by Somon.tj, the #1 real estate platform in Tajikistan, says that while the main focus is traditionally on Dushanbe, the maximum price increase is recorded in the suburbs. In particular, Vahdat Township became the leader in housing price dynamics, surpassing even the capital. The price per square meter in Vahdat reportedly increased by 27.8%.

Additionally, the platform’s analytics showed an increase in apartment sale listings in Dushanbe: in April, there were 27,590 active apartment sale listings on Somon.tj in Dushanbe — this is 51% higher than the average value over the past 12 months.

Experts note: the market is gradually transitioning into a more competitive phase, where buyers begin to compare properties, districts, and infrastructure, rather than making decisions based solely on price.

“We see that Tajikistan’s real estate market is becoming noticeably more mature. Buyers have started taking longer to make decisions, comparing districts, and actively considering suburbs. Simultaneously, offerings are increasing, which means competition among sellers will intensify. This is an important stage of market transformation,” says Somon.tj CEO Mugminat Avezova.

Why suburbs are starting to grow faster
