DUSHANBE, November 30, 2023, Asia-Plus – The 2024 budget provides for raising real estate rental rates in Tajikistan beginning on January 1 next year.  

Thus, the minimum monthly rent per square meter in real estate facility will rise 5.88 percent starting from January 1, 2024.  

The law on the national budget for 2024 sets the minimum monthly rent in the following rates: 

 

  • The minimum monthly rent rate per 1 square meter for residential buildings and their auxiliary buildings is set in the amount equal to 20 percent of the calculating indicator – from 13.60 somonis to 14.40 somonis;  
  • The minimum monthly rent rate per 1 square meter for real estate objects used for production purposes is set in the amount equal to 30 percent of the calculating indicator – from 20.40 somonis to 21.60 somonis;
  • The minimum monthly rent rate per 1 square meter for real estate objects “used for trading purposes,  creation of public catering enterprises, other types of services and work is set in the amount equal to 60 percent – from 40.80 percent to 43.20 percent;
  • The minimum monthly rent rate per 1 square meter for real estate objects use for carrying out other activities is set in the amount equal to 45 percent of the calculating indicator – from 30.60 somonis to 32.40 somonis.

 

Recall, Tajikistan has decided to raise the rate of a calculating indicator (estimate) beginning on January 1, 2024.  The RT Law “On the National Budget for 2024”, in particular, notes that the calculating indicator will rise 5.88 percent beginning on January 1, 2024.  Beginning on January 1, 2024, the indicator for calculating taxes, state duties, other mandatory payment, fines and social payments as well as for calculating certain cost limiting values calculating will be set at 72.00 somonis (equal to 6.60 US dollars).  The current calculating indicator amounts to 68.00 somonis (equal to 6.20 US dollars).

Depending on the location of the property, the budget provides for the following standard ratios:

 

  • For real estate objects located on the main streets and in the territories of administrative centers of cities and districts – 1.0;
  • For real estate objects located in settlements and villages – 0.8 percent;
  • For real estate objects located in other areas outside man streets and in the territories of administrative centers of cities and districts – 0.6.

 

That is, the minimum monthly rent per 1 square meter in residential buildings located on main streets and in the territories of administrative center of cities and districts remains unchanged – 14.40 somonis; for those located in the territories of settlements and villages – 11.52 somonis, and for those located in other areas outside the main streets and administrative centers of cities and districts – 8.64 somonis.
